The KELLER WILLIAMS Dunwoody Dozens at KELLER WILLIAMS Realty ~ Atlanta, Georgia

When we first moved to Dunwoody, we noticed that in the local newspaper, The Dunwoody Crier, there was an ad for the KELLER WILLIAMS Dunwoody Dozens. At first glance, we thought it was just a collective advertisement for agents to showcase their listings. We thought that was a great idea. And we decided to see what we needed to do to become a part of the ad.

What we discovered was far more powerful than the Crier ad itself. The KELLER WILLIAMS Dunwoody Dozens aren’t just Realtors. This group of people is involved within the Dunwoody community, supporting the city, its citizens, and its major events: Lemonade Days (April), The 4th of July Parade, and Light Up Dunwoody (Winter Holiday Season). The Dunwoody Dozens volunteer their time, energy, and funds to help with the success of these events. Dunwoody is a great place to live because so many of its residents and business partners work to keep the legacy.

The KELLER WILLIAMS Dunwoody Dozens also plays a fundamental role in the Dunwoody Real Estate Market. Being that the top 20% of the agents in the KELLER WILLIAMS Atlanta Perimeter office, in terms of sales, are members of the Dunwoody Dozens, it only stands to reason that these agents are selling many of the homes in 30338 and 30346.

Most people know that Realtors are self employed and do not work for a company, per say. That is why KELLER WILLIAMS REALTY, and the Dunwoody Dozens specifically, represent such a unique relationship within the real estate community. When a home owner hires a Realtor to sell their home, what exactly do they expect. We can assume the obvious - to sell their home for the most amount of money, in the shortest amount of time, and with the least amount of stress. But what else does the home owner want. Well, according to the National Association of Realtors, 82% of all homes are sold through the networking of agents. To a home owner, this is important - they want to know how much support do the agents in your office give you.

Dunwoody Real Estate Market no longer held hostage to School Redistricting…

The decision has been made! All current elementary school attendance lines will remain the same as they are today. There will be no redistricting. The Board has another solution for the overcrowded Dunwoody elementaries.

Writing from the perspective of both a Dunwoody parent and a Dunwoody Real Estate Agent, I think this is great news. As a realtor, over the last year here in Dunwoody, if it wasn’t the first question that buyers would ask, it was the second question - “What elementary school does this house feed to? ” As soon as I would answer this question, the buyers would then immediately follow up with this question “Are these the old lines or the new redistricting lines?”.

Buying a home is a big purchase. It’s not like going out to the mall and buying a pair of shoes. Don’t get me wrong, I like to buy shoes, what woman doesn’t? But a little more thought and consideration goes into buying such a huge investment. Finding the right home is tough enough based upon each individual’s requirements, such as type of home, number of bedrooms and baths, kitchen, family room, and the list goes on…however, the above mentioned items are tangible and fixed items. They are as they appear. It is what it is. When an individual is faced with a variable, or uncertainty, such as the school lines being redistricting, it is tough to process. So many times over the last year, I have heard buyers say “We are going to wait and see what the Dekalb County School Board announces in regard to the redistricting before we decide where we are going to buy”.

It was almost like the ‘wait and see’ of the redistricting lines was paralyzing the Dunwoody Real Estate Market. Read the rest of this entry »

Arguably, the Best Backyard in Dunwoody

We have the pleasure of seeing a lot of homes. Certain ones make big impressions. Most recently, one property stood out as having arguably the best backyard in Dunwoody. This yard is phenomenal. We base our assessment on both aesthetics as well as functionality. And just as an additional bonus, this home is located in the center of a cul-de-sac. We can’t really say enough about this property located at 1657 Shadow Court, Dunwoody - you have got to see it. Atlanta Midtown Migration to Dunwoody

… and life in suburbia

Cause and Effect

Kids, that is, cause us to re-examine our priorities. At some point, we realize that while we love living in the city, the city may not offer the advantages or opportunities that we want  for our children. Hence, the effect - the Midtown migration to Dunwoody.

It all makes perfect sense. Families who are seeking great neighborhoods, terrific schools, little league, swim and tennis clubs, and quiet cul-de-sac living find their way to Dunwoody.

Dunwoody really does offer everything to everyone. Dunwoody is the center of the universe. Only a few miles from the heart of downtown Atlanta - still close enough to have an easy commute for work, take in a show, enjoy fine dining, explore a museum, the Atlanta Aquarium, or just take an afternoon stroll in Piedmont Park.

However, once acclimated to Dunwoody, you may realize that you really don’t need to go anywhere - because Dunwoody has everything to offer! Shows at the Punchline, dining ranging from soup to nuts including Goldbergs for bagels and sandwiches to  McKendrick’s Steak House,  a tour of the Dunwoody Nature Center or an afternoon visit to Brook Run Park.

Is your husband driving you nuts about RELOCATING to Atlanta?

Picking up and moving to another city like Atlanta can be overwhelming, frustrating, and put a lot of stress on you and your marriage.  But there’s no reason you should get divorced over it.

By following these 5 easy steps, you’ll enjoy a successful move to Atlanta, with your marriage intact.

1) Listen to what your husband is saying.

Yes, I know you listen to what he says, but are you listening for what he isn’t saying? Your husband could just be nervous about the change and can’t express his uneasy feelings to you. Try a little harder to make him feel secure. Moving is a big change - look at it as a positive change, full of new opportunitues.

2) Get a game plan together.

Make a list of all the tasks that need to be done for your move, ie order boxes, reserve your pods or call the movers, get your flight reservations or map out your drive - just divy up the tasks and then check them off as they are completed. For some reason, putting a check next to an item makes you feel like you have accomplished something and at the same time, breaking a large project into parts makes it feel much more manageable.

3) Eat right.

Yes, it may be a little harder to have 3 square meals during this hectic time - find some alternatives - energy / protein bars, keep some fresh fruit on hand - apples offer a lot of fiber, too! This is no time for your husband to be irregular.

4) Exercise.

While you’ll likely be cancelling your gym membership (unless they have a location in Atlanta, too) don’t pack your sneakers just yet! Make sure to keep your heart pumping - take a break from packing for a 30 minute walk to clear your head and don’t forget to…

5) Hold hands.

Keep the romance alive - it’s a natural endorphin rush to hold your partner’s hand. And make sure to give your husband lots of hugs -it’s a great way to stay connected.

Remember, it’s an exciting time for you both and by reducing your partner’s stress level, the better your move will be.

If all else fails, keep lots of Advil on hand!

And did I mention that Atlanta has lots of fun things to do to celebrate your move?
