Your Dunwoody home is lovely, you live in a great Dunwoody neighborhood, and you have priced your home competitively for Dunwoody.
And nothing. One or two showings, not one offer, let alone under contract.
You may be asking yourself ‘Why has it not sold yet?’
Many for sale by owners have felt that same way and what they have found is that in today’s market, it’s not just about price, condition, and location.
What?! Every real estate book ever written states there are only three factors that influence a home’s value or, what a buyer is willing to pay: price, condition and location.
However, there may be some other variables that play a big part in selling a home:
Showings: Are you getting enough? According to the NAR, National Association of Realtors, for every 10 showings of qualified buyers, you should have at lease one offer.
Network of Realtors: According to the NAR, 82% of all real estate transactions are through the networking of agents.
Tools: MLS, Supra Lock Box, Signage, Caravans, Virtual Tours, Web Site / Blog, Stager, 800# Call Capture, Contracts, & the list goes on…
