Home Buyers Seeking Dunwoody Club Forest

It’s great when we have Buyers that know exactly what they want…because its so much easier to find something when you know what you are looking for…makes sense, right? Until you consider that sometimes, in real estate, there is just not enough inventory, or the right inventory, for your Buyers to select from…
Most ’stores’ always carry a full inventory of their entire product line. In the real estate market, inventory is never the same from day to day. And sometimes, while your Buyers know exactly what they want to buy, a property like the one they want is simply just not for sale, at least right now. Sometimes, it’s just about ‘timing’…
Well, we can’t sit around and just wait for ‘timing’. Sometimes we need to create our own ‘timing’. So today, I picked up the phone and started calling home owners that live in the subdivision that our clients want to move into … Dunwoody Club Forest. In case you aren’t familiar with Dunwoody Club Forest… its only one of the very best neighborhoods in all of Dunwoody, Georgia - located just off of Mt. Vernon Road, its convenient to everything….its well established - built as one of the premier subdivisions of Dunwoody in the 70’s… and who could argue with its walking distance to Dunwoody Country Club? Not to mention its award winning school system: Vanderlyn Elementary, Peachtree Charter Middle School, Dunwoody Elementary and Dunwoody High School. Tree lined streets, large homes, and just a friendly Southern charm, Dunwoody Club Forest residents enjoy a lifestyle others dream about…simply put - a very nice place to live!
Anyhow… I asked these home owners that I called if they were considering selling … or if they knew of any of their neighbors that were considering selling. At the end of the day, I talked with lots of nice people, but none of whom are planning to move in the near future… although they all did say they’d keep an eye open for me and call me if they heard of anyone thinking of selling…Some laughed and said they were never moving! They love their neighborhood and home that much!

Dunwoody Home Sales for October 2008

Dunwoody real estate offered 33 sales in the month of October ‘2008.
These single family homes ranged from a high of $1,175,000 to a low of $199,000 with the average sale price of $482,495. The minimum days on the market were 3 while the maximum was 264 days.
In comparison to a year ago, the number of homes that sold in Dunwoody during the month of October ‘2007 was 27. This shows a growth of 12% in regard to the amount of homes sold year over year.

Recent Home Sales in Dunwoody, GA 30338

20 homes sold in Dunwoody (zip code 30338) during the month of September 2008.
They ranged in price from $1,275,000 on Hidden Branches Drive to $229,391 on N Peachtree Road. The average sales price - or price point at which homes are selling, is about $366,000. (Just as an appraiser will typically throw out the highest and lowest priced home sale, or doesn’t count in their price analysis, I did the same by not counting the highest or lowest sale to find the average).
The subdivision with the most sales was Withmere totaling 3. Woodsong and Dunwoody North tied for second place each with 2 home sales.
Comparing year over year, month over month, September 2007, 18 homes sold in Dunwoody (zip code 30338).
They ranged in price from $925,349 on Mill Trace Drive to $295,000 on Stonington Road. The average price of the homes sold was $509,00 (using the same method as described to find the average of homes sold in 2008).
The subdivision with the most homes sold in September 2007 was Dunwoody Club Forest with 4. The second place taken by Oxford Chase with 2. There was no clear 3rd spot.
What can we take from this? The good news is we had more homes that sold in September 2008 than we did in September 2007 - up about 9%.
Where shall we keep a closer watch? Even though we topped September 2008 with a millionaire dollar sale whereas September 2007 high was just below a million, we also lost some grounding on the average sales price in Dunwoody - dropping from 599k to 366k - something to keep an eye on …

We have searched for the top “Price is Right” Real Estate deals of the week. This week we have scoured some of the best Dunwoody neighborhoods. The following single family homes for sale have made it to our Top 3.

Dunwoody Club Forest homes typically sell around 600k with the highest topping in at 1.8 million. We have found a home that is currently for sale priced at 375k!

Mill Glen homes typically sell between 400k and 550k with the highest topping in at 1 million 38 thousand. We have found a home that is currently for sale priced at 339k!

Mt. Vernon Springs homes typically sell around 500k with the highest topping in at 590k. We have found a home that is currently for sale priced at 399k!
Today’s real estate market in Dunwoody affords a plentiful selection of homes, low interest rates, and motivated SELLERS…what a great position for BUYERS to enjoy!

36th Annual Dunwoody Tour of Homes - tomorrow!

I am very excited to be going on the Dunwoody Tour of Homes tomorrow, Wednesday, October 1st! I am going with my friend Kathy and her mom and mom’s friend. They have all been going for years but this will be my first time. The Dunwoody Tour of Homes is put on by the Dunwoody Woman’s Club as a fundraiser for community service projects and programs. The tour begins at 9:30 am and includes four fabulous homes all of which are in Dunwoody. If you haven’t purchased your tickets yet, they are still on sale for $25. See you tomorrow!

Atlanta Realtor narrowly escapes car fire on 285

Ever drive down the highway and witnessed a car on fire and wondered ‘what happened?’ or ‘gosh, bet they’re not having a good day’ and hope that everyone is ok…
I bet a lot of people were wondering just that when they passed by Greg a few weeks ago. The good news is that no one was hurt! The bad news is that the car is history! While driving on 285, his car caught on fire - seems there was an electrical problem. The fire engines extinguished the fire, however, the car was totaled.
So here’s the dilemma… now that we are in the market for a car, what should we buy? I have been thinking that what we really need to do is just go green. By this I mean, why not just use our bikes as transportation - save on the environment and on gas. We could be the ‘go green real estate team’.
The reality of sharing one car for business and the whole family can at times be a logistical challenge. We have been managing, well I should say, I have been managing… Greg has taken over my car, even though it’s a minivan. And I am the one taking the bike rides and walks. One day, the kids and I made it somewhat of an adventure…we walked from our house to the Dunwoody Library…then to the shopping center and grabbed lunch. We had so much fun! And probably never would have even thought of doing that had it not been that Greg had the car all day and we wanted to get out of the house.
Greg’s been looking through all the car ads and classifieds, etc, so we’ll see what he comes up with…keep you posted!

Village Mill in Dunwoody, Georgia

I haven’t written exactly about where we live…I know I have said we live in Dunwoody, GA…and just wanted to share with you that we live in Village Mill, the best neighborhood EVER! I know everyone has a certain degree of neighborhood pride…
From the time you move in to Village Mill, brownies, cupcakes, specialty breads, come pouring in from all your new neighbors - a very hospitable and Southern thing…and the VMNA rep brings you a welcome basket! that is, at some point…some new homeowners seem to get theirs later than sooner (and if Erin is by chance reading my little ol’ blog, I know my phone is about to ring) hahahah! but really, this a neighborhood that is just what you are looking for in terms of “Mayberry”, as termed by across the street neighbor, Kitty. It’s like a shrangrila of neighborhoods…it offers all that is important, magical almost…friendships, community, support, social, athletics, swim & tennis ~ what better place to live!

Lunch at Los Rancheros

Besides Real Estate, one of my very favorite things is food. I like both to cook and to eat great food. I think I have always secretly wanted to be a food critic - you know, have my own column in the the newspaper reviewing restaurants. Being that I am Realtor, and the likelihood of me being approached by the Food Network to have my own show, or even writing for The Dunwoody Crier is slim, so I have decided that I am going to do the next best thing. And that is to devote a section of this site for reviews on local restaurants.
So here is my first entry for the category, DUNWOODY DISH.
Restaurant: Los Rancheros, a Mexican restaurant located on Dunwoody Club Drive at the Kroger Shopping Center
My husband and I just ate Los Rancheros this afternoon for lunch. We looked over the very large menu while we munched on the complimentary chips and salsa. I loved the salsa - just the right amount of heat and not too chunky. We ordered the steak fajitas. It was my suggestion and Greg even said how long it had been since he’s had fajitas so he agreed. And Greg had to order the beef soft taco, too. It seemed within minutes our lunch arrived. It looked so good and we were so hungry that we forgot to take the picture of our dish before we started eating it! So please forgive the photo. The atmosphere was casual with lots of bright paints and textures on the walls, the service terrific - Tony was our waiter, and the food tasted great. The portions were large. I definitely over ate. Los Rancheros is one of only a few restaurants in Dunwoody that has an outdoor patio. I can imagine it being a great place to enjoy some margaritas so next time I go there, it will have to be after work.
