Stressed over homebuying?

Anytime you have change going on in your life, you are subject to stress. It just so happens that moving, that is selling and or buying a home, is one of the biggest stresses that you’ll have in your entire life. Being Realtors, we have the opportunity to be in the midst, or height, of the most stressed time in our clients’ lives. Emotions run high. Time and logistical constraints need to be addressed. Financial and legal documents have to be managed. There’s much to do when real estate is being exchanged…so follow this helpful advice from The National Association of Realtors and you’ll alleviate most all of your stress when home buying:

 1. Find a real estate agent who you connect with. Home buying is not only a big financial commitment, but also an emotional one. It’s critical that the REALTOR® you chose is both highly skilled and a good fit with your personality.

 2. Remember, there’s no “right” time to buy, just as there’s no perfect time to sell. If you find a home now, don’t try to second-guess interest rates or the housing market by waiting longer - you risk losing out on the home of your dreams. The housing market usually doesn’t change fast enough to make that much difference in price, and a good home won’t stay on the market long.

3. Don’t ask for too many opinions. It’s natural to want reassurance for such a big decision, but too many ideas from too many people will make it much harder to make a decision. Focus on the wants and needs of your immediate family - the people who will be living in the home.

 4. Accept that no house is ever perfect. If it’s in the right location, the yard may be a bit smaller than you had hoped. The kitchen may be perfect, but the roof needs repair. Make a list of your top priorities and focus in on things that are most important to you. Let the minor ones go.

 5. Don’t try to be a killer negotiator. Negotiation is definitely a part of the real estate process, but trying to “win” by getting an extra-low price or by refusing to budge on your offer may cost you the home you love. Negotiation is give and take.

 6. Remember your home doesn’t exist in a vacuum. Don’t get so caught up in the physical aspects of the house itself - room size, kitchen, etc. - that you forget about important issues as noise level, location to amenities, and other aspects that also have a big impact on your quality of life.

 7. Plan ahead. Don’t wait until you’ve found a home and made an offer to get approved for a mortgage, investigate home insurance, and consider a schedule for moving. Presenting an offer contingent on a lot of unresolved issues will make your bid much less attractive to sellers.

 8. Factor in maintenance and repair costs in your post-home buying budget. Even if you buy a new home, there will be costs. Don’t leave yourself short and let your home deteriorate.

 9. Accept that a little buyer’s remorse is inevitable and will probably pass. Buying a home, especially for the first time, is a big financial commitment. But it also yields big benefits. Don’t lose sight of why you wanted to buy a home and what made you fall in love with the property you purchased.

 10. Choose a home first because you love it; then think about appreciation. While U.S. homes have appreciated an average of 5.4 percent annually over from 1998 to 2002, a home’s most important role is to serve as a comfortable, safe place to live.

Dunwoody Foreclosures and Short Sales

Homes for Sale in Atlanta Dunwoody

Market Conditions 

Currently, as of November 7th, 2008, there are 161 homes for sale in Dunwoody, GA.  They are priced between $1,275,000 and $225,000. Clearly there are many choices for buyers. Considering that 27 homes were sold last month, October 2008, in Dunwoody, it will take between 6 to 9 months for the current inventory to be depleted. However, with new listings coming to the market, representing even more competition among homes for sale, it is likely that it will take 12 to 15 months for today’s  current inventory to be absorbed.

What does this mean to Sellers?                                          

To help secure that you will be one of the homes that receives an offer, make sure your house is in top showing condition.  In order to receive an offer, your house must be the best home that a buyer will see. Beyond keeping your home super clean, prepare your home so that is a memorable experience for your potential buyers…and I mean memorable as in terms that it will stand out to a buyer in a good way…

  • One simple and cost effective way is to the bring the outdoors in…take advantage of the beautiful fall colors - place some small tree branch trimmings in a  vase - adding this color will create a warm and inviting center piece for the table…and don’t forget to hang a wreath on the front door - this says ’welcome’ to your guests!

What does this mean to Buyers?

Likely that you’ll see more than one home on a showing tour and chances are that you may have a harder time than you expected in remembering what each home was like.  Here’s one way to help: when out seeing homes, keep a clip board with the MLS print outs, and after you’ve walked through, take a quick moment to write some notes to help jog your memory for the end of the day recap. 

  • And even though it is a wonderful to time to buy a home during a Buyers Market, have realistic expectations. Yes, you may be able to have your cake and it, too, but be careful about asking for the ice cream on the side. You don’t want the other party to dig their feet into the sand. Remember, for a negotiation to be successful, both parties must feel as though they’ve won.

Price is Right Real Estate

We have searched for the top “Price is Right” Real Estate deals of the week. This week we have scoured some of the best Dunwoody neighborhoods.  The following single family homes for sale have made it to our Top 3.

  1. Dunwoody Club Forest homes typically sell around 600k with the highest topping in at 1.8 million. We have found a home that is currently for sale priced at 375k!

  2. Mill Glen homes typically sell between 400k and 550k with the highest topping in at 1 million 38 thousand. We have found a home that is currently for sale priced at 339k!

  3. Mt. Vernon Springs homes typically sell around 500k with the highest topping in at 590k. We have found a home that is currently for sale priced at 399k!

Today’s real estate market in Dunwoody affords a plentiful selection of homes, low interest rates, and motivated SELLERS…what a great position for BUYERS to enjoy!

Let it Rain Real Estate Opportunity in Atlanta

Georgia is no stranger to drought. For the last 18 months it seems to have gotten worse. People can’t water their lawns. New laws have been passed mandating low flow toilets and low flow faucets. There was even talk of not opening swimming pools this past summer. There are dry creek beds and nearly empty lakes. But, today it rained. In fact, it is still raining. In any other area of the US, rain makes for a dreary day - getting wet going to school and to work just really isn’t convenient. However, when the tables are turned, convenience seems less important when faced without having water at all.  Nowadays, Atlantans are actually excited about rain. It’s practically an event when it rains. It’s funny how your mind set changes.

Much like the drought (water, that is) that Atlantans are living with, Americans are facing a financial drought. It’s about mind set. In any adversity there is also opportunity.

It has taken a drought for us to realize that we can’t even take the simplest things, like water, for granted. It seems that now home ownership will also be one of those things that is highly coveted.

With today’s low interest rates and a large selection of homes available, it makes for a huge opportunity for those in the position to buy properties. Whether it is a first home, vacation home, or investment home, today’s Atlanta’s real estate market represents the best buying opportunity seen in the last decade.

Atlanta Real Estate Deals, A Deal of a Deal

Sometimes the most challenging thing about working with a BUYER is understanding what they are looking to buy. I had a man call me the other day requesting information about one of our listings. During the course of the conversation, we both realized that the home he called about was not going to be a fit for what he wanted. I offered my assistance in helping him find what he was looking for and I asked him all the normal questions: location, number of bedrooms, baths, price, etc. and anything else that I should pay particular attention to such as the lot, or school districts. I thought I was being professional and helpful in trying to uncover what kind of home he wanted.

When he told me that I sounded like the last four agents he talked to I thought, have all we gone to the same ‘Scripts and Dialogue’ classes? Do I sound like any other Realtor in Atlanta? I have to say it hurt my feelings long enough to realize I needed to modify something about how I talk with people. How can I serve our clients in the best way possible? Top 3 Reasons to get a Home Inspection

Buying a home is a big investment, precisely why it is of utmost importance to have it inspected by a professional home inspector.  (So what better way to multi task during a home inspection as a Realtor is perhaps to blog about it).  I immediately tapped into the home inspector, and according to Eric Pierce with Home Probe, an Atlanta based home inspection company, the top three reasons to have the home inspected are as follows: to learn of any safety issues, to discover any defective items, and to gain information on how to maintain the home once you own it.

Even the most the most well maintained homes seem to always have items that make it to the inspector’s list. Some items large, and some items small. Most concerning items are ones that are related to the foundation or structure.

One item that is hitting every home owner selling their property in Dekalb County is low flow plumbing. A new law states that any house built before 1993 and sold will have to have low-flow toilets that consume 1.6 gallons of water or less per flush in order to have public water to be turned on in the new owner’s name.

Low-flow toilets became mandatory in new construction around 1993, so homes that were built after 1993 are not affected by this new ordinance. The county still has as many as 165,000 houses built before 1993, but it is unclear how many have been upgraded with toilets that use less water. The low-flow requirement is one thing that Dekalb County is using to cope with the drought in Georgia. http://www.dekalbwatershed.com/index.html

Just like you may not exactly look forward to seeing your physician for your annual exam, it is necessary in order to stay healthy. Same with your house and its exam. You may not exactly like to hear that the electrical outlets are not up to code or that the motor in the attic fan is broken. Or that you are now going to be required to buy low flow toilets. In the end, a few repairs and or replacements of said items will help to get your home to settlement.

A good healthy home gives peace of mind.

Atlanta Midtown Migration to Dunwoody

… and life in suburbia

Cause and Effect

Kids, that is, cause us to re-examine our priorities. At some point, we realize that while we love living in the city, the city may not offer the advantages or opportunities that we want  for our children. Hence, the effect - the Midtown migration to Dunwoody.

It all makes perfect sense. Families who are seeking great neighborhoods, terrific schools, little league, swim and tennis clubs, and quiet cul-de-sac living find their way to Dunwoody.

Dunwoody really does offer everything to everyone. Dunwoody is the center of the universe. Only a few miles from the heart of downtown Atlanta - still close enough to have an easy commute for work, take in a show, enjoy fine dining, explore a museum, the Atlanta Aquarium, or just take an afternoon stroll in Piedmont Park.

However, once acclimated to Dunwoody, you may realize that you really don’t need to go anywhere - because Dunwoody has everything to offer! Shows at the Punchline, dining ranging from soup to nuts including Goldbergs for bagels and sandwiches to  McKendrick’s Steak House,  a tour of the Dunwoody Nature Center or an afternoon visit to Brook Run Park.
