How to sell your home in 30 days or less

YES, it is possible to sell your home in 30 days, even in a Buyers Market! And I am going to share with you how to do it…

  • Price it right - Consult with your Realtor - Realtors have the most information, ie Market Statistics (Sold Properties, Pendings, Expireds, Actives, absorption rates). This information is a powerful tool. When pricing a property, it must be within 5% of what BUYERS perceive its value to be. If it is overpriced, you may have Lookers, but no Buyers.
  • Condition it right  - Aside from price, condition is the only other factor that one can affect. Having the condition just right is a very important element when getting your home to sell, so,  my first advice again is to consult a Realtor … Realtors know exactly what  Buyers are looking for and how to translate this into getting your property ready for the market.  I can say from a statistical standpoint, homes that are turn key, or move in ready, sell the quickest and for the most amount of money. Ask your Realtor to give you a detailed list of items they’d suggest addressing. I never would advise a total renovation, however, don’t be quick to dismiss other updates a Realtor may suggest … ie, hardware & lighting improvements, paint, carpeting, super cleaning,  and probably MOST IMPORTANTLY their encouragement of enlisting the help of a professional Stager; many Realtors actually have staging already built into their listing program. Staged properties typically sell within 30 days and for 97% of the list price.
  • Location it right- Though there is virtually nothing you can do to alter the location of your property, what you can do is point out the positives of your location. Consult with your Realtor … your Realtor will no doubt market your home to the best of its advantage, whether you are in a Swim Tennis Neighborhood, walking distance to Marta, or in a great school district … whatever the case, always emphasize the positives of your location, and of course, minimize the negatives …

There is a Buyer for every property. Keep in mind the object of the game is find the Buyer that will purchase your home for the most amount of money, in the shortest amount of time, with the least amount of stress. Good luck and happy selling!

 The Move-Up/Repeat Home Buyer Tax Credit

In addition to extending the First-Time Home Buyer Credit of $8,000, Congress also created a tax incentive for repeat home buyers.

 

Effective Dates:  purchases made after November 6, 2009, and closes by June 30, 2010 (based on a binding sales contract signed by April 30, 2010).

 

Who is eligible?  a person who has owned and resided in the same home for at least 5 of the 8 years prior to buying a new home.  The new home must be used as a principal residence.  The buyer can not purchase from family members or a spouse’s family members.

 

How much is the credit?  10% of the purchase price up to a maximum of $6,500.  Homes over $800,000 are not eligible.

 

Does the taxpayer have to pay the credit back?  Not if the home is owned and occupied for at least 36 months.

 

Income Limits:  $125,000 for single taxpayers and $225,000 for married taxpayers filing a joint return.  There is a phase-out phase range for single incomes up to $145,000 and joint incomes up to $245,000.

 

* The tax credit is a straight dollar-for-dollar reduction of your income tax bill

Tis the season to sell Atlanta Real Estate

People always need to move, even around the Holidays…in fact, I’d offer that the most urgent and busy time of the Real Estate year is around the Holidays…I know what you are thinking….you wouldn’t want to sell your home at Thanksgiving or Christmas because you don’t believe there are any buyers right now. That simply isn’t true. Many job offers and job re-locations happen at the end of the year.  People that buy homes at the end of the year are urgent and they also have a definite time table in mind. When we consult with home owners considering selling, they usually want their home to be on the market at the 1st of the year… we say, why wait? Right now, there are fewer homes on the market than there will be in the Spring…meaning less competition. Plus, the buyers out there now are urgent…remember? Because they need to get in by the start of the year for their new job in Atlanta.  We suggest that you do yourself a favor, and get your property listed now. And did I mention that buyers also love the warmth that holiday decorations give a home! Good luck! Bet it will be a good Christmas!

Stressed over homebuying?

Anytime you have change going on in your life, you are subject to stress. It just so happens that moving, that is selling and or buying a home, is one of the biggest stresses that you’ll have in your entire life. Being Realtors, we have the opportunity to be in the midst, or height, of the most stressed time in our clients’ lives. Emotions run high. Time and logistical constraints need to be addressed. Financial and legal documents have to be managed. There’s much to do when real estate is being exchanged…so follow this helpful advice from The National Association of Realtors and you’ll alleviate most all of your stress when home buying:

 1. Find a real estate agent who you connect with. Home buying is not only a big financial commitment, but also an emotional one. It’s critical that the REALTOR® you chose is both highly skilled and a good fit with your personality.

 2. Remember, there’s no “right” time to buy, just as there’s no perfect time to sell. If you find a home now, don’t try to second-guess interest rates or the housing market by waiting longer - you risk losing out on the home of your dreams. The housing market usually doesn’t change fast enough to make that much difference in price, and a good home won’t stay on the market long.

3. Don’t ask for too many opinions. It’s natural to want reassurance for such a big decision, but too many ideas from too many people will make it much harder to make a decision. Focus on the wants and needs of your immediate family - the people who will be living in the home.

 4. Accept that no house is ever perfect. If it’s in the right location, the yard may be a bit smaller than you had hoped. The kitchen may be perfect, but the roof needs repair. Make a list of your top priorities and focus in on things that are most important to you. Let the minor ones go.

 5. Don’t try to be a killer negotiator. Negotiation is definitely a part of the real estate process, but trying to “win” by getting an extra-low price or by refusing to budge on your offer may cost you the home you love. Negotiation is give and take.

 6. Remember your home doesn’t exist in a vacuum. Don’t get so caught up in the physical aspects of the house itself - room size, kitchen, etc. - that you forget about important issues as noise level, location to amenities, and other aspects that also have a big impact on your quality of life.

 7. Plan ahead. Don’t wait until you’ve found a home and made an offer to get approved for a mortgage, investigate home insurance, and consider a schedule for moving. Presenting an offer contingent on a lot of unresolved issues will make your bid much less attractive to sellers.

 8. Factor in maintenance and repair costs in your post-home buying budget. Even if you buy a new home, there will be costs. Don’t leave yourself short and let your home deteriorate.

 9. Accept that a little buyer’s remorse is inevitable and will probably pass. Buying a home, especially for the first time, is a big financial commitment. But it also yields big benefits. Don’t lose sight of why you wanted to buy a home and what made you fall in love with the property you purchased.

 10. Choose a home first because you love it; then think about appreciation. While U.S. homes have appreciated an average of 5.4 percent annually over from 1998 to 2002, a home’s most important role is to serve as a comfortable, safe place to live.

Atlanta Real Estate…up to date ‘how’s the market’ report

Many are on vacation this week, enjoying the week of the 4th at the beach … we are here in Atlanta entrenched in real estate… showing homes, previewing homes, selling homes, comparing homes, listing homes, marketing homes, writing offers, negotiating terms and conditions…

Our kids are very interested in real estate. Guess it is natural really. They see and hear us talk about homes. They ask ‘where is daddy’ and I’ll say ‘at work’. Even our 2 year old knows what work is and he’ll say ‘I go see house’. Funny really, I think we may have a future Realtor.

Everyday, we are asked by friends, neighbors, family, complete strangers, and business associates ‘how’s the market’. It seems that everyone is interested in real estate. Makes sense … people, kids and adults alike, want to know what is happening in their neighborhood - who is moving out and who is moving in? And the number 1 question…What did they get for their house? Not that they are nosy neighbors, but concerned neighbors…how is their neighborhood standing in the real estate shift? Are their home values holding?

And while overall in Atlanta, we are seeing a 10% decrease in sales prices compared to that of a year ago, some pockets are not only holding their value but are gaining in value.

7 don’ts when purchasing your new Atlanta home

Just went to our team meeting this morning at Keller Williams Atlanta Perimeter and one of the items discussed was how to avoid potential problems that could occur during a real estate purchase. Being approved and funded by your mortgage lender is a major component, unless purchasing with cash of course. So, here is my friendly reminder to all those under contract awaiting your closing…follow these 7 don’ts when purchasing your new Atlanta home so you’ll have a successful real estate purchase…

  1. Don’t change your employment status. 
  2. Don’t make any major purchases (cars, furniture, home theatre systems, vacations, etc.)
  3. Don’t increase your credit card debt or miss any payments.
  4. Don’t change bank accounts or make undisclosed large deposits.
  5. Don’t apply for a credit card, cosign a loan, or make a credit inquiry.
  6. Don’t spend money you have set aside for closing - not any!
  7. Don’t delay in providing all paperwork asked for by the mortgage company.

Helping families do a short sale to avoid foreclosure

Though short sale‘ is not a new term in the real estate industry, it seems that today it is being used far more often than it ever has before. In the last few days, short sales have been top of mind for me. Understanding that 1 out of every 10 homeowners are currently unable to pay their mortgage and could be facing foreclosure, I thought to myself I really need to wrap my arms around understanding all aspects of a ’short sale’. I decided to go the industry authority on short sales, The Distressed Property Institute. In fact I just completed their two day class that was held at the Keller Williams First Atlanta office and am now a CDPE, Certified Distressed Property Expert.

I learned many many things in the class taught by Tony Martinez; my biggest take away is that I now know there is hope for families facing foreclosure and there is a way for me as a Realtor to help them avoid it.

In just talking with some friends over the last few days, I realize that though people may recognize the term ’short sale’, they are a little unclear what it means.  In the CDPE class, short sales were defined as so:

  • Property that is or will soon be in some stage of the foreclosure process.
  • Property owned by a person or persons who is or are experiencing a period of financial instability.
  • Property on which the mortgages total an amount higher than the current value and an owner must sell.
  • Property that is in poor physical condition.

In order for the home owner to qualify as a short sell, they must prove hardship. Qualifying hardship reasons are as such:

  • Mortgage adjustment /mortgage payment increase
  • Loss of job
  • Business failure
  • Damage to property
  • Death of a spouse
  • Death of family members
  • Severe illness
  • Inheritance
  • Divorce
  • Separation
  • Relocation
  • Military service
  • Insurance or tax increase
  • Reduced income
  • Too much debt
  • Incarceration

For any family going through a hardship, it is no doubt a tough time. A short sale of the property offers a financial solution to the situation and avoids an even larger misfortune of foreclosure.

With today’s economy, is buying a home a smart financial decision?

What’s on top of everyone’s minds these days? The economy… And not just the economy but how the current economy influences their job, their savings, and the value of their home.

You might be wondering if buying a home right now is a smart financial decision…The fact is, home ownership is key to building long term wealth, no matter when someone buys. Did you know  that according to National Association of Realtors, over the last 3 decades, studies show that home values have steadily increased, on average more than 6 per cent per year.
