Dan’s House Warming party was a BLAST

Parties are so much fun, especially house warming parties. 

So we decided that throwing a house warming party for our client, Dan Marfione, would make a great closing gift. (We sold Dan’s house on Ellijay Drive in Brookhaven and we moved him down the street to Coosawattee Drive into a beautiful new home).

Let me just say that Dan and his friends know how to have a good time. So much so that by the end of the evening, they were dancing on the coffee table! And I have the pictures to prove it! Lonesome Joe sang all my favorite Jimmy Buffet. It was a great party filled with lots of fun people. Cheers to more rockin’ times at Coosawattee!

For Sale By Owner Dunwoody dilemma

Your Dunwoody home is lovely, you live in a great Dunwoody neighborhood, and you have priced your home competitively for Dunwoody.

And nothing. One or two showings, not one offer, let alone under contract.

You may be asking yourself ‘Why has it not sold yet?’

Many for sale by owners have felt that same way and what they have found is that in today’s market, it’s not just about price, condition, and location.

What?! Every real estate book ever written states there are only three factors that influence a home’s value or, what  a buyer is willing to pay: price, condition and location.

However, there may be some other variables that play a big part in selling a home:

Showings: Are you getting enough? According to the NAR, National Association of Realtors, for every 10 showings of qualified buyers, you should have at lease one offer.

Network of Realtors: According to the NAR, 82% of all real estate transactions are through the networking of agents.

Tools: MLS, Supra Lock Box, Signage, Caravans, Virtual Tours, Web Site / Blog, Stager, 800# Call Capture, Contracts, & the list goes on…

Selling your home in Dunwoody, Georgia…

…would be a whole lot easier if you hadn’t  put that avocado carpeting in your house… I know it seemed like it was a good idea, but, ‘hip’ in 1978 means ‘dated’ in 2008. 

No matter if you are young or old, we all like to think of ourselves as hip. Or at least at one point in our lives, we were hip.  And I am sure it seemed to many that putting green avocado carpeting in their homes was just the bees knees, but that was thirty years ago.

Flash forward to 2008 and green avocado carpet isn’t so hip.  And aside from the color being out of date, I  bet the carpet itself has seen its better day.

 You want to sell your home but all you are hearing is that your home is ‘too dated’. You may ask ‘can’t those buyers see past the carpeting?’ And that is a valid question. But prepare yourself for the answer. NO.

You might even say that you’ll give a carpeting allowance. That would make sense, right? But, the answer is still NO.

The best, quickest, and most inexpensive way to update your home is with carpeting and paint. Period.

 (If you want to go ahead and invest a little more, the next would be in replacing the lighting fixtures).

If you want to sell your home for the most money, in the shortest amount of time, and the least amount of stress, then listen to my advice.  Replace the carpeting before your Realtor begins to market your home.  You’ll be glad you did.

In today’s market, your house needs to be the best of the best in order to attract that buyer. New carpeting and a little paint go a long way.

oh no, Pink Flamingos! Getting Atlanta home buyers to see the INSIDE

Your home is for sale and you see car after car driving up and then pulling away without coming in…what’s up with that?

When preparing to sell your house, make sure you don’t forget to give your front yard some attention. As superficial as it may sound, curb appeal is a dominant factor in getting sales.

Make sure grass is cut, leaves are raked, sidewalks swept and edged, and planting beds are freshly mulched. That’s just the beginning…Plant colorful flowers in containers on either side of the front door if the season is conducive. Mums work well in the Fall. Impatiens are good in the Spring. The containers will work best if made of natural material and neutral color. 

 Is the front door clean and the paint is in good condition? Be sure it swings on its hinges well. It needs to open and close easily, yet firmly.  Exterior light fixtures should be clean, free of rust, and shine brightly for those buyers viewing your home when it’s dark. By following these easy guidelines, you won’t be a drive by anymore.
